A New Real Estate Approach Takes Flight for Boeing

The Challenge

Five divisions at Boeing were each represented by separate facilities organizations. Each division's real estate representative had a separate and independent approach to securing or disposing of real estate. The result: divisions unknowingly bid up the price against each other in the same market for the same space.

The Solution

Norman Partners team members provided extensive real estate expertise and leadership. We worked with the five facilities groups to develop a unified approach and strategic processes. Internal communication strategies were also established to identify and coordinate anticipated facility demand – creating a more collaborative, cost effective acquisition process.

The Result

Big savings. Over a 10-year period, a savings of $133 million was documented for $850 million worth of real estate activity. Norman Partners team members achieved this with a consistent, systematic approach to supporting Boeing's real estate activities throughout the company's worldwide operations, while maintaining the independence of each divisional facilities organization.

A Singular Vision Plan for Cingular Wireless

The Challenge

ATT Wireless, a major wireless communications company, with its real estate and facilities team based in Seattle, was acquired by Cingular Wireless. Leadership at the new entity tasked the Seattle based group with developing a plan to consolidate leased administrative space across the country with specific capital-reduction targets of $50 million per year in recurring rent savings.

The Solution

Norman Partners team members were brought in to help the Cingular real estate and facilities team create a process and assign critical tasks with consistent tools, plus systems and terminology to achieve the company's capital-reduction goals at record speed.

The Result

After just six weeks, Norman Partners team members were successful in creating a sustainable and repeatable process that set key decision and action milestones, identified needed analysis on existing leased real estate, clarified market information required, and determined a communication protocol for key customers and project leadership. At the end of the process, senior executives at the new parent company fully endorsed the plan, making it a win for both Cingular and Norman Partners.

Nationwide Land Transaction Process for Plum Creek Timber

"Rob and his team quickly brought us together with a shared focus and a common process that dramatically accelerated our performance. Their visual plan allowed our IT group to effectively integrate a technology platform to support our efforts." –Larry Neilson, Senior Vice President, Business Development, Plum Creek

The Challenge

Plum Creek Timber Company is the country’s largest private timberland owner, with more than seven million acres located in every significant timber region of the United States. Each of the company’s operating regions used their own processes to manage their land base and complete land transactions, and the company wanted to increase performance by having a common process.

The Solution

Norman Partners team members facilitated discussions with key employees to discover an optimal way to handle national land transactions. We created a shared focus by documenting land-transaction procedures, identifying excess timberlands and desired transaction outcomes, establishing key roles and support positions, in addition to setting up points of reporting and communication.

The Result

Norman Partners team members helped Plum Creek Timber create a single national land transaction process. Our business process mapping tools increased focus on getting the most value from each land transaction, eliminating redundant processes, and establishing a communication plan to energize the sales force and manage the sales process.
